Industries We Serve

Science Park and Laboratory Waste Management

Most waste firms can take a park’s bins. Far fewer can deal with what is in the reagent cupboard when a tenant hands the keys back, and that is the job Packaging Reuse is built for. We cover both on one arrangement: the recyclable streams off the office floors and the chemical waste out of the units, with a chemist to identify anything a departing tenant has left behind.

We handle industrial and chemical waste from a Manchester base and collect across the UK. If you have a tenant leaving, or a unit whose store nobody has opened, that is the conversation worth having first. Call 0161 848 0976 or get in touch.

What waste do we collect across a science park?

A science park is not a single waste producer. The office buildings and the lab units produce very different waste, and we hold both on one arrangement:

  • Office recycling: cardboard, dry mixed recycling and WEEE, priced on volume.
  • Laboratory chemicals: solvents, reagents, acids and alkalis, priced on chemistry.
  • Contaminated consumables and glassware: gloves, filters, spent silica and contaminated glass.
  • Bulk process chemicals: pilot-plant and formulation chemicals in drums and IBCs.
  • End-of-tenancy stores: the chemical cupboard nobody has an inventory for.

The cardboard is never the hard part; the research lab and the pilot plant a general contractor cannot see into are. Send us a unit list, and we will tell you what each one produces.

How we handle waste across your park

We survey the park unit by unit first, because an estate-wide average says nothing about the two units that matter, and we build the round around access as much as volume, so one vehicle calls at several units instead of six carriers arriving separately through the same barriers and delivery windows. Each organisation on the park gets its own documentation, so the operator can recharge accurately and feed tenant sustainability and carbon reporting from real records. For a laboratory clear-out at lease end, our chemist attends before anyone commits to a date, lists every container with its hazard properties and code, bulks compatible material into UN-approved packaging, and the load leaves on a hazardous waste consignment note, leaving a unit ready to re-let and a written record of what left it. We collect across the UK with local teams and one named contact, our permitted Trafford Park site has been licensed since the early 1980s, and we have held ISO 9001 since 2015.

Science park waste questions

Who is responsible for laboratory waste on a multi-tenant park?

Responsibility for laboratory waste on a multi-tenant park sits with the producer, so a lab tenant is legally responsible for its own chemical waste and the paperwork proving where it went, under the duty of care in the Environmental Protection Act 1990. The operator is still exposed, because shared bin stores are the operator’s ground and waste left in a vacated unit becomes the landlord’s once the lease has ended.

The chemicals a lab tenant leaves behind are identified before they are moved, which is the opposite order to how most clearances are attempted. A chemist works through the store and lists every container with its contents where known and its hazard properties where not, so the operator ends up with a record that answers the question an auditor asks two years later.

Packaging Reuse can clear a lab in time for handback, and the timescale is set by how fast the store can be identified rather than by the lift itself. A chemist attends first, lists and codes the containers, and packs compatible material into UN-approved drums, so the unit reaches vacant possession with a written record of what left it. The same job runs on a relocation without the handback date.

One arrangement can cover every tenant on the park, with the office recycling and the lab chemical waste on a single schedule and one accountable contact. Each organisation still gets its own documentation, so the arrangement flexes with tenant churn without a fresh procurement exercise every time a unit changes hands.

The cost across a science park is driven by the chemistry in the lab units more than the volume off the office floors: the number of distinct substances, the proportion of unknowns and the container count set the lab price, while cardboard, dry mixed recycling and equipment price on volume. Access and location do the rest.

If you run a science park, innovation centre or technology campus, the lab units are usually the part of the estate you would rather not think about, and that is the part we are set up for. If you are a tenant with a handback date and a full chemical store, the first step is a list. Call 0161 848 0976 or get in touch with Packaging Reuse.
